customer’s house today in Ankeny for a foundation repair and basement waterproofing consultation. The homeowner explained to me that although he noticed some cracks in the foundation, he never had water in his basement until this year. Now he has bowing walls on each of the 4 sides of his foundation and a constant flow of water across his basement floor. “Why did this happen all of a sudden?”, he asked. The answer is simple, it didn’t happen suddenly, you just chose to ignore the warning signs.

Over time, exterior tile will clog due to sediment and/or minerals being deposited into the tile by the flow of drainage water into it. Then in times of dry weather the sediment is allowed to harden and as time goes by the tile will become completely clogged. Once the tile is no longer removing the water from the foundation the water table will begin to rise. As the water table rises hydrostatic pressure builds up on the outside of the basement walls. This lateral pressure is more than the basement walls are designed to endure. Ultimately the water will begin to leak in through the floor joint where the basement wall and the basement floor meet, cracks in the floor, cracks in the walls, or other penetrations. Sometimes the water doesn’t find a way in until there is a failure in the basement wall. It is situations like this where the walls give way in what seems like a sudden manner that dry basements will become wet “All at once”, and ruin everything. This particular homeowner had a finished basement with drywall finish and carpeting. As you can see by the pictures, this entire space is now unusable until the problem is fixed.
